How we diagnose and quote, what you can hold us to, and where our scope stops — which on a building somebody else lives in matters more than usual.

How we work

Diagnose, report in writing, then quote.

We are a small licensed HVAC contractor on East Franklin Avenue in Pomona, working across the eastern San Gabriel Valley on owner-occupied houses and on rental property in roughly equal measure.

The second half is why the business is organised the way it is. On a rental the person who reports the fault, the person who decides and the person who fixes it are three different people, and none of them has the whole picture. Everything we do operationally — the written same-day findings, the confirmed arrival window, the record kept per unit — exists to close that gap.

For an owner-occupier none of that applies and the job is simply the job: diagnose before quoting, give both numbers where both are real, and say which we would choose.

Findings in writing, the same day

What we found, what we did, what we recommend and what it costs, with photographs of anything that needs them. On a rental it goes to whoever is paying, not through the tenant.

An arrival window, not a vague morning

Confirmed in advance and called ahead on the day. We will not turn up unannounced at somebody's home even when we are holding a key.

Both numbers, and a recommendation

Where a repair and a replacement are both real, you get both prices and a sentence saying which we would choose if the building were ours, and why.

We find the leak

A system low on refrigerant is a system that is leaking. We locate it or we tell you the coil is finished. No annual top-up sold as a service — least of all on a property you are not living in.

Limits

What we do not do.

The first one on this list is the most important thing on the site, and it is the one a competitor will be happy to answer for you.

  • No legal advice about what a landlord must provide. Not on cooling, not on notice periods, not on what a lease means, not on whether a habitability complaint has merit. Those vary by city and change over time. We give you a factual account of the equipment and its condition, which is usually what your lawyer or your housing department actually needs.
  • No work on a building without the owner's authority. We will always listen to a tenant and tell them what it sounds like. We will not carry out work on somebody's property because the person inside it asked us to.
  • No entering without confirmed notice. Giving notice is the owner's obligation. We ask whether it has been given, and if the arrangement falls through we leave and report it rather than letting ourselves in.
  • No rent or yield claims. We will not tell you what adding air conditioning does to what you can charge. It is not our field and anybody in our trade offering you that number is guessing.
  • No savings percentages or payback periods. Not for equipment, not for duct sealing, not for anything.
  • No electrical panel upgrades, no roofing, no solar, no duct cleaning sold as a product, and no 24-hour cover. A small shop cannot staff the last one honestly. The phone is answered from seven, and a unit with nothing at all and somebody living in it goes to the front of the day — whoever owns it.

Credentials

Insurance, permits and warranty.

On rental work these get asked for as a matter of course, so we send them up front rather than on request.

Insurance
General liability and workers' compensationCertificates sent with any quote for rental or multi-unit work rather than on request, because most owners and every property manager will ask.
Refrigerant
EPA Section 608 certifiedRequired to handle refrigerant legally. Recovery is done properly on every changeout, including on equipment going to scrap.
Permits
Pulled, and the inspector metChangeouts are permitted work. An unpermitted install becomes a problem years later at sale — and on a rental it can become one sooner, in a dispute where the paperwork is the first thing anybody asks for.
Warranty
Manufacturer's on the equipment, ours on the labourThe terms are written on the quote in plain sentences. On a let property the warranty paperwork goes to the owner and a copy stays on the unit's file with us, because it will be needed by somebody who was not there when it was installed.
